FHA 203k, also known as the home repair or renovation loan, is one of the most diverse home improvement loans out there. The loan terms are standard 30 or 15-year fix. This is not a loan for investors that want to fix/flip a property. The property may not be vacant for more than 30 days and all work must be completed within six months. You do not have to hire a HUD-approved contractor; however, a licensed professional must complete all eligible repairs. All repairs must begin within 30 days after the closing.
Who Does the Work?
The 203k mortgage allows the buyer to select their licensed contractor and the lender will review the contractor’s credentials and experience. The lender will get a firm estimate from the chosen contractor and generally add 10% to the repair costs. Buyers can even arrange to complete some of the work themselves as long as they document showing that you are qualified to complete the said repairs.
